1. ACCEPTANCE OF TERMS
By accessing and using the UrbanReelz platform (website and mobile application), you agree to comply with and be bound by these Terms of Use. UrbanReelz is a specialized real estate media platform designed to connect users with verified property listings and cinematic video content ("Reels").

2. AUTHORIZATION & OWNER CONSENT (MANDATORY)
UrbanReelz strictly prohibits "unauthorized" or "ghost" listings.

• Marketing Rights: Any user (Agent, Broker, or Agency) uploading a property represents and warrants that they possess a signed Marketing Authorization or Form A from the legal property owner.
• Verification: UrbanReelz reserves the right to request proof of authorization (Title Deeds, NOCs, or Listing Agreements) at any time. Failure to provide this will result in immediate removal of the listing and account suspension.

3. MEDIA & ADVERTISING PERMITS
In compliance with local real estate and media laws (including 2026 Media Council regulations):

• Permit Display: All Property Reels must display a valid Advertising Permit Number (e.g., Trakheesi or equivalent) where required by law.
• Licensed Content Creators: Only individuals or entities holding a valid Advertiser Permit are authorized to upload promotional video content.
• Approval: All Reels are subject to admin review before going live to ensure compliance with quality and legal standards.

4. USER ELIGIBILITY & ACCOUNTS
You must be at least 18 years of age. Professional accounts (Agents/Brokers) must provide their official licensing details during registration. You are responsible for maintaining the confidentiality of your account credentials.

5. PROHIBITED CONDUCT
Users agree not to:

• Post misleading, expired, or duplicate property listings.
• Upload "Reels" that do not accurately represent the property's current condition.
• Use automated tools (bots/scrapers) to harvest user data.
• Impersonate other agents, agencies, or owners.

6. INTELLECTUAL PROPERTY
While you retain ownership of the media you upload, by posting on UrbanReelz, you grant us a non-exclusive, royalty-free license to use, host, and display your "Reels" for marketing the platform.

7. REPORTING UNAUTHORIZED CONTENT
Property owners who identify an unauthorized listing should contact [email protected] or use the in-app "Report" feature.

8. LIMITATION OF LIABILITY
UrbanReelz is a facilitator of information. We are not a party to any real estate transaction between users and do not guarantee the accuracy of user-generated content.

9. TERMINATION
We reserve the right to immediately block any user who violates these terms, fails to provide legal authorization for listings, or engages in fraudulent behavior.
